'Britain's smallest house' in Barnsbury sold for £275,000 after 'huge interest'

A tiny Barnsbury home dubbed "Britain's smallest house" has sold for more than £275,000 after attracting global media coverage.
The two-room property in Richmond Avenue, which features a bed on a shelf over the front door, went on the market in September and has now been snapped up after huge interest.
The house was partly ridiculed for its measly offering of just 188 square feet despite being well over the average UK house price.
However, the property featured in this year’s Open House as an example of modern interior design.
Hamish Allan, the estate agent who marketed the property for Winkworth Estates, said: “When it went on the market we were getting calls from the New York Times. A German TV channel even contacted the vendor wanting to film this week but he turned them down as it’s now off the market.
“It’s an interesting property, it’s in a very desirable area and it’s an incredibly creative use of space.
“People outside of London were really shocked at the price but if you know the London housing market and the area it makes sense.
“It’s a unique property.”
The house, which is just meters from Tony Blair’s former home in Richmond Crescent, was viewed more than 200,000 times on property sites Zoopla and Rightmove.
Mr Allan said that the eventual buyer of the property had purchased it as an addition to their full-time home, while others interested included those living in the area wishing to use it as a guest room and first-time buyers.
He said that while the property was by far the smallest they had sold, he expected others to follow its example.
“I think architects, home owners, developers will all be looking for ways to develop space and this is a great example of that.
“It shows that if there is space available in these desirable spots of the London then it can be sold.
“It’s definitely the smallest property we’ve sold, but we have sold garages for more than this which have then been turned into great living spaces.
One of the garages in question was 1A Lidfield Road in Newington Green which Winkworth sold for £320,000 in January.
