Developer wants to build 252 new homes off Caledonian Road

More than 250 new homes could be coming to Islington.
Developer London Square said it is hoping to bring the Caledonian Road area “back to life” with its redevelopment plan.
It has applied to demolish two “unattractive and poor quality” buildings on either side of Brewery Road.
Partly vacant, they are used as workshop and office space, with part of the area used by the British Transport Police.
The new buildings, which would be up to 11 storeys high, would include 252 residential units, of which 102 would be “affordable” – although property prices haven’t been quoted.
It would also include new retail and community floorspace. Five per cent of the commercial units would be offered at affordable rates for start-up businesses and community projects.
On its website, London Square claims it wants to “bring this area back to life”, and said: “The existing buildings have reached the end of their natural lives and we have therefore been looking at how we can create a new place for living and working, and enhance the opportunities for the local community.
“We are proposing a mix of sizes and kinds of housing aimed at a wide range of people, from young professionals to local families.
“We propose to replace the existing commercial space on a like-for-like basis, whilst increasing the number of jobs.
“Today approximately 40 people are employed on site. Our scheme is projected to create 250-300 jobs.
“The new employment spaces will be flexible and adaptable offering a variety of unit sizes that can cater to a wide range of uses.”
The development would also be a car free scheme for new residents, with 26 disabled parking spaces in the basement. There would be 456 cycle spaces for residents and businesses.
The planning application, will go before Islington Council on a date to be confirmed.
